CNewman states is a dynamic and forward thinking property management company specialising in guaranteed rent, quality house shares and serviced accommodation . We are not a estate agency, we are property managers.
the basic model is simple enough, we lease a property from a landlord on a 1 to 5 year agreement, then we rent out rooms / whole property to working professionals. We do all the hard work so the landlord doesn't have to.
GARENTEED RENT SERVICE
at CNewman estates we work closely with are landlords/agents and tenants/guests to deliver a personal service tailored exactly to thier needs. With our guaranteed rent service our landlords benefit from a free property management service, where we vet all tenants and conduct regular fee inspections. Our guaranteed rent service provides you with between 1 to 5 year worth rental income. What is more, there no catch and no fees involved.
PROPERTY MANGMENT
throughout the guaranteed rent period, the management of your property is systematically taken care of by CNewman estates. our management software and inhouse process- enable us to efficiently select tenants/guests of good character, organise repairs and ensure your property is compliant with the latest rental legalisation. annual property reports will be sent to you providing a summary of your properties condition and accounts.
PROPERTY MAINTENENCE
our weekly/daily cleaning service, maintenance contractors and quarterly inspections all ensure your property is being looked after. we conduct formal inspections every six months and send photos directly to your inbox. our cleaners keep us informed of the condition of the property on a weekly basis and if they voice any concerns, we follow up immediately. CNewman estates staff carry out informal inspections every time they visit a property, whether it is for a viewing or to check a gas meter. if you wish, we can arrange for you to periodically inspect the property yourself to make sure you are happy with the way we are managing your property
CONTRACT RENEWAL
Before the lease comes to an end, CNewman estates will contact you asking whether you would like to end or renew your contract. If you choose to end, your property is handed back to you in the same or better condition to its original state. If like most landlords you decide to renew, a new contract is negotiated and you’ll continue to receive our great service.
NO MANGMENT FEE
You receive 100% of the agreed monthly rent. We do not charge tenant finders fees or monthly management fees for the service provided to our landlords. If you have been introduced to CNewman estates by an agent however, you may have other fee arrangements with them.

guaranteed rent
as a landlord you will receive a fixed guaranteed rent payment on the same day each month for a period of 1-5 years, in addition to no late payment, you will benefit from zero void periods.
tenant selection process
our high standard of accommodation generates a higher than average demand and allows UKs to select the best suited tenants from a large number of applicants. minimum income, character references, bank statement and credit history must all be satisfactory.
working professionals
CNewman estates are all working professionals, many of whom come from our corporate partners and all meet our minimum income requirements, we do not house couples, students or on tenants on benefits.
free gas & electric certificates
when the property is handed over to us, we require that it has all necessary valid certificates in place and thereafter, CNewman estates will pay for any further certificates that are required. we carry out comprehensive inventories that help protect the landlords property in the unlikely event there is damage to the property.
free repairs and maintenance
CNewman estates covers annual repairs of up to 7.5% of annual rent paid to our property with guaranteed rent paid to our landlords, for example, on a property with guaranteed rent of £1,500 pcm (£18,000 pa), CNewman estates will cover repairs up to £1,350pa. our in house maintenance contractors play a key role in maintaining our properties to a high standards.
legal cost
CNewman estate landlords do not have to worry about any tenant eviction cost as we will be your tenant and will cover any costs needed to evict an CNewman tenant in the unlikely event that this is required.
